BEST HOME SEARCH: As a former Member of the local MLS Board of Directors, I enjoy keeping up with the Internet Data Exchange (IDX) Systems. As a Real Estate Company Owner I have used a number of these technologies as they have evolved. Today we are using the FlexMLS IDX system and I have been very happy with it. But I am waiting for the Showcase IDX system to be released in the state of South Carolina. It looks like it will make it a little easier and faster for my clients to get the search results they want.

Step 1 – You need to get Pre-Approved for a mortgage loan unless you are planning on paying cash for your home. Having a Pre-Approval Letter from your Lender will help you  determine your true price range. Plus it also puts you in a much better-negotiating position for Real Estate Savings. This is a competitive advantage for you over buyers who may not have taken this first step.

Step 2 – As a Buyer, it is important to undеrѕtаnd that the Listing Agent is likely Not Your Friend. They are typically required to represent the best interests of the seller. They are also required to get the seller the best price and terms. Remember not to share any personal information with them such as your finances, price range, and time frame for buying, etc.

Step 5 – When you have selected your Buyer Broker or Buyer Agent, make sure they are willing to provide you a written Buyer Agency Agreement. Not all of our Realtors provide Rebates, so you will need to ask if necessary. If they do offer a Rebate it should also be outlined with the professional services they are offering.

Stер 6 – Next, you should notify your lender of the approximate amount of any Buyer Rebate you expect based on your price range. It is important that you discuss this with your Lender so they can determine how any real estate savings including a rebate can be best applied to your Closing Costs. Closing Costs can typically include Lender Fees, Pre-paid items like Insurance, and possible an interest rate buy-down.
